Santanyí recorded 394 property sales in 2025, up from 323 in 2024. The 22% increase stood against a 0.46% decline across Mallorca, putting local sales growth 22.4 percentage points above the island-wide change. Sales moved back toward Santanyí’s 2022 high of 416. For buyers and sellers, the figures mark a substantially more active transaction market than a year earlier, with a local trajectory that differed sharply from Mallorca’s overall movement.

Santanyí comprises 11 localities, including Cala d'Or, Portopetro and Santanyí itself. In 2024, the existing-contract rent median was €7.39 per square metre for flats and €6.13 per square metre for houses. The median monthly existing-contract rent was €570 for flats, alongside a median dwelling size of 85 square metres. Property sales in Santanyí

Property sales rose from 323 in 2024 to 394 in 2025, an increase of 22%. Over the same years, Mallorca’s sales total edged down by 0.46%, leaving Santanyí’s growth 22.4 percentage points above the island-wide change. The local increase brought sales close to the 2022 series high of 416. For sellers, the higher number of completed transactions marks a clear change from the preceding year; for buyers, it marks a market in which more properties changed hands.

The longer sales series puts that rebound in perspective. Santanyí registered 303 sales in 2016, rose to 411 in 2019 and fell to 223 in 2020. Activity subsequently reached 416 in 2022 before easing to 323 in 2024. The recovery to 394 in 2025 reversed that recent decline while remaining below the earlier peak. Santanyí has therefore seen sizeable swings in completed transactions, with the latest movement firmly upward.

Explanation

The purchase price stated in the deed. If it is below the cadastral reference value, ATIB taxes the higher value.

Mallorca IBI calculator

Explanation

The municipality sets the rate. IBI is a municipal tax: the same cadastral value costs considerably more in one town than in the next, because each one fixes its own rate in its tax bylaw (ordenanza fiscal).

Explanation

The valor catastral is the official value the Spanish land registry office (Catastro) sets for your property — land and building together. It is not the purchase price, not the market value and not the valor de referencia, and it normally sits well below all of them. You will find it on your last IBI bill and in the cadastral portal.

Calculated from the cadastral value. The bill is calculated on the reduced taxable base (base liquidable); where a revaluation is running, it comes out lower. Reductions and exemptions are not included.

Applies to this one cadastral unit and a full tax year. Not included: apportionment in the year of purchase, co-ownership shares, reductions and exemptions. A garage and a storeroom often have a cadastral reference of their own — then you calculate them separately.

That works out at €99.60 a month

The statutory range for this class of property runs from 0.400% to 1.100%; municipalities may go above or below it in certain cases (Art. 72(3) and (5)).
